Our body corporate utilised the brokerage services of Guard Insurance Brokers to secure our strata insurance policies. Guard Insurance Brokers were recommended to us by our Treasurer, a retired accountant with 40 years of experience. In our case, for a high-density residential building in the CBD, the savings were significant. Had we known about GIB earlier, we would have saved hundreds of thousands of dollars in insurance commissions. The traditional practice of ​ management companies receiving hefty 20% commissions merely for the purported task of "managing claims" by passing on insurance related e-mails to the broker who is to be an advocate and advisor for the body corporate in the handling of an insurance claim. Most committees are unaware that the true work is done by the broker. Ryan Passagne, the main broker, has always made himself available to a body corporate representative whenever his services are required (at no additional fee). The work he does doesn’t end upon securing a policy for the building. He advises on the duty of disclosure and provides layperson committee members with actionable advice. e.g. What to disclose, how to reduce the risk profile and attractiveness of the building to prospective insurers, managing claims prudently. Good brokers (especially for strata) are few and far between and Ryan is one of them who is proven to be by his conduct.
